Prepare Your Home for Company!

It's important with any new listing that it make a strong first impression at the start as word spreads through agent networks of a new home that hopefully will meet the needs of their clients. Listen thoughtfully to our suggestions regarding how to improve the saleability of your home. Getting off to a strong start is important because if your home ends upon the market for months with little interest, you'll be sending a message that the home is not worth what you're asking. What can you do to help us create the value and that strong first impression?

Set the stage for your open houses or showings by trying to engage as many of the prospective buyer's senses as you can. Lighting, pleasant aromas, soft soothing music all engage the senses differently and may trigger positive associations that make your home more memorable. As you prepare, read through Preparing to Sell and consider the following suggestions:

  • Keep your house tidy as prospective buyers will often show up with little notice;
  • Keep the lawn and hedges clipped;
  • Keep fallen leaves raked during fall, and shovel snow from driveways, walkways and entrances during the winter;
  • Create as much natural lighting as possible by pulling back drapes;
  • Supplement natural lighting by turning on your lights to create a warm welcoming feel;
  • Light a fire in the fireplace during fall or winter, or stack logs in the fireplace during warmer months;
  • Set the kitchen or dining room tables for company using good linens and china;
  • Strategically place cut flowers from the yard if available throughout the public rooms;
  • Bake cookies before an open house or simmer vanilla in a pot of water to create a welcoming aroma throughout the house;
  • Play soft smoothing background music;
  • Hang fresh colorful towels in the powder room or bathrooms;
  • Restrain any pets in a designated area so they are not roaming during a showing; and
  • Leave the premises to give your agent and the prospective buyers the freedomto wander, open closets and speak freely about your home!
