Real estate showing signs of a rebound
As the U.S. economy begins pulling out of its deepest and longest recession since the Great Depression, hope is on the horizon for the housing industry. "After four years, the housing market appears to be stabilizing, and many areas of the country are beginning to show signs of recovery," said Dunes Marketing Group's director of sales, Bill Baldwin. Recently released national housing market data indicates that resales are up nine percent from January, 2008; new home sales have climbed 17 percent during the same period, and new construction has risen almost 20 percent. According to the National Association of Realtors (NAR), total inventory of unsold homes is falling.
While the Hilton Head market lags slightly behind in the recovery process, the lights are flickering at the end of the tunnel. According to Baldwin, a five percent reduction in inventory and "days on the market" statistics are the best harbingers of market change. Citing abundant inventory, attractive prices and low interest rates, not to mention Uncle Sam's $8,000 tax incentive for first-time homebuyers, clearly this is a good time to consider purchasing property. But it won't last forever.
Cautioning prospective buyers not to wait too long, Baldwin said, "The Hilton Head Island area is now offering a huge opportunity to purchase real estate if you have a long-term perspective. With the stock market strengthening, the real estate market recovering and interest rates (at least temporarily) at near historic lows, why wait?"
But there's another reason to go shopping before it's too late. Considering our guarantees in life, which consist primarily of death and taxes, there's no time to waste. "What potential buyers must understand is the intrinsic value of property here," Baldwin explained. "We're not just selling pieces of dirt with boxes on them. What we have to offer is a way of life-rare, highly sought-after and ultimately in short supply."
The waiting game is, indeed, risky business, causing some to miss the opportunity to own property here and enjoy the lifestyle of their dreams-now! A recent letter to a DMG agent from a client who was seeking a retirement home clearly illustrates. She writes, "Due to a change in [my husband's] health, we are no longer considering a move to Hilton Head Island. We waited too long to make the decision..."
