GREENWOOD, SC -- Greenwood Communities & Resorts, owner of Palmetto Dunes Oceanfront Resort, has acquired Dunes Marketing Group, one of the oldest and largest real estate companies on Hilton Head Island.

The acquisition will expand Greenwood's Hilton Head Island services to include real estate sales and will add a fully-integrated real estate sales force to the company's team. It will also allow Palmetto Dunes to better connect with property owners within the resort, and likewise, Dunes Marketing Group will have increased capabilities to interact with visitors to one of Hilton Head's busiest destinations.

The company, which currently works with 50 Realtors and expects to grow, has sold $5 billion of real estate since its founding in 1979.

"The acquisition of Dunes Marketing Group will expand our service offering within Palmetto Dunes," says Jay Nexsen, president of Greenwood Communities & Resorts. "Dunes Marketing Group has a name, heritage and reputation we can leverage into more business opportunities within Palmetto Dunes and throughout Hilton Head Island."

"We are excited about all the new opportunities this will afford Dunes Marketing Group and its Realtors, including better access to resort guests, new technology capabilities and a greater depth of resources," says Bill Baldwin, broker-in-charge at Dunes Marketing Group.

Dunes Marketing Group will operate as a wholly owned subsidiary of Greenwood Communities & Resorts and Baldwin will continue to lead Dunes Marketing Group in his current position as director of sales and marketing and will become the broker-in-charge. For more information about Dunes Marketing Group, please visit www.DunesMarketing.com

Agent in Action

Dunes Marketing Group agents and employees give back to our lowcountry community in many ways. here are a few of their stories:

Pleasant Palmetto Dunes

New landscapes, signs and trees greet residents and visitors to Palmetto Dunes Resort as they drive along Queens Folly Road. It's happening by design-actually by the Design and Image Committee, chaired by DMG Realtor Mary Woynerowski.

Shortly after her election in 2008 to the board of the Palmetto Dunes Property Owners Association, Woynerowski was asked to chair the committee. Design and Review committee responsibilities include updating the look of signs and landscaping in Palmetto Dunes.

Signage was re-designed to be consistent and easier to read, providing an improved experience for visitors and better flow of traffic. The Queens Folly median shows off fresh landscape designs created with native plantings and seasonal color. With safety in mind, low plantings replaced mature greenery, giving motorists a clear line of sight at intersections. Funds for these enhancements come from the one-quarter percent transfer fee on the sale of properties in the resort.

"This is a way for me have an influence on the appearance of my community and help to maintain it as desirable a place to live as possible," Woynerowski said. "It makes my job as a Realtor easier and helps to guarantee the investment that my clients make when they purchase property here."

Visit the Property Owners Association at pdpoa.org for information on community resources, amenities, and more.

Bogie's New Home

DMG's MLS coordinator Deb Spencer and her husband Brad just adopted a new family member-a Chihuahua-poodle mix dog. Bogie, named after Humphrey Bogart, joins two other pups named Sophia Loren and Valentino. (Notice the classic actor theme.)

Deb fell in love with a Chihuahua posted on the Hilton Head Humane Association's Facebook page. She and Brad visited the dog in person, but he was recovering from surgery. Then they spotted a little ragamuffin in the main lobby. Deb's first reaction was, "Oh my gosh! He has to be the ugliest little critter I've ever laid eyes on." Someone put him in her arms, and moments later the paperwork was in process to take him home.

The Humane Association is a haven for lost and homeless animals where they receive medical treatment, exercise and loving attention. Over 250 abandoned animals from Hilton Head Island, Bluffton and Daufuskie live at the shelter until they are adopted.

To volunteer your time, make a donation or find your new pet, call (843) 681-8686 or visit online at hhhumane.org.

Realtor Leadership Summit

John Robinson, DMG Realtor and Hilton Head Area Association of Realtors president-elect, traveled to Chicago along with the Association's executive director Jean Beck to attend the National Association of Realtors' (NAR) annual Leadership Summit.

Thousands of Realtors from across the USA attended the two-day event, which included leadership presentations and motivational ideas from many of NAR's executive staff and the incoming NAR president Moe Veissi. Sportscaster Dick Vitale and journalist Don Yeager inspired the gathering with their keynote address.

"I've never attended such an awe-inspiring event," Robinson said. "The summit was presented in such a professional manner; it makes me proud to be a Realtor."

Members of NAR operate by a code of ethics created to protect the public. For more information, visit realtor.org.

Return of the Snowbirds

There is a certain light quality that prevails during winter in the Lowcountry. Crisp, golden, illuminating...it reveals whatever was indistinct through the long hot haze of summer. Those who live on Hilton Head year-round, or who visit during the off-season, can appreciate things the typical tourist may not.

For example, the grandeur of the marsh grass dying back: it stretches away like a vast plain of gold, interspersed with cobalt waters, as though someone had thrown an exquisite gilded tapestry over the land. Or how about oysters? Winter is the season of oyster roasts, a charming Lowcountry pastime that brings friends together over cold beer and slimy mollusks with horseradish.

Many things that seemed too intense during the sweltering heat are happily enjoyed in winter-bike rides, long beach walks, and explorations of the forest. Gone (mostly) are the ticks, snakes, poison ivy and chiggers that made hiking in summer less desirable. Birds that spent the last few months "Up North" are now arriving to repopulate the little hammocks and islands, giving ornithologists plenty to observe. Even in the dead of January, an unexpected warm day may dredge up an alligator from his depths to bask in the midday sun.

There have been Christmases warm enough for boat rides, and New Year's Eves suitable for celebrating outdoors. February 14 may be so cold and rainy that you have no choice but to cuddle before a fire with your sweetheart, or it may be perfect for a picnic. You never know in the subtropics.

Despite the popularity of Hilton Head's resorts in summer, there is a select segment of the population who are in on the secret of winter. Year-after-year, they leave the dismal cold "Up North," trading parkas for windbreakers and snow shovels for sunhats. While Southerners are shivering in their snake boots, these so-called "snowbirds" are walking around in flip-flops and shorts, inhaling the balmy air.

Some vacationers have even more specific reasons for making the migration. Brenda Neurell of Philadelphia has been coming to Palmetto Dunes with her husband every January and February for the last 10 years. They have only one thing on their minds. "We are tennis players and that is the main reason we come down here," she explained. "Everything else is secondary. If we can't play tennis, we're not happy campers."

They'll never be unhappy campers as long as they keep returning to Palmetto Dunes. With 23 clay and two Nova ProBounce courts, eight of which are lighted for night play, top-notch tennis buffs are understandably attracted, meaning the competition stays friendly but fierce. In fact, PD's rating as an "outstanding facility," according to a trusted tennis book, was what first drew the Neurell family to the area. Other factors kept them coming back.

"It seems like there's a camaraderie that exists with the people here," said Neurell. "Everyone's very friendly, and the receptionists at the tennis courts are always helpful and glad to see us. We've really grown fond of them, and they've grown fond of us."

Above and beyond tennis, the Neurells enjoy Hilton Head's shopping, dining, ocean views and bird life. Occasionally, they'll visit Savannah or Fripp Island, or they'll go out to the movies. And of course, the weather is a tremendous plus: "When we left Philadelphia on the last day of January," Neurell said, "there was three or four feet of snow on the ground. Then we got to Hilton Head and it was clear and warm; the contrast was night and day. We've already made arrangements for this February.

"We have the best of both worlds," she continued. "We have the spring, summer and fall in Philadelphia, which is nice. Then we come down here and rent a place in winter, and by the time we go back in March, the weather's starting to change and we're outside again.

"We always look forward to coming down," Neurell said. "The people at Palmetto Dunes have been very accommodating and cordial. They try to give us whatever we want, and we really appreciate that."

Forget Your Cares - Music and Laughs Highlight Arts Center 2011/2012 Season

Broadway classics, modern musicals, big laughs and plenty of dance headline the Arts Center 2011/2012 new season. The People's Choice lineup is a mix of recent Broadway gems and modern comedy classics, including Dreamgirls, followed by The Drowsy Chaperone, Lend Me a Tenor and How to Succeed in Business Without Really Trying. The sounds of British pop get the spotlight next summer, with Shout! The Mod Musical.

"This season is going to be really special," said Kathleen Bateson, president and CEO of the Arts Center. "We're excited, because all of these shows are brand new to the Arts Center. They've never been produced here, and it's a great opportunity to create something fresh and exciting."

Also new this year will be a special two-week run of Driving Miss Daisy, March 17-April 1, 2012. The run is shorter than most Arts Center productions, because it's not part of the regular five-show theater season. But Bateson said she could not pass up mounting the Pulitzer-winning play.

The theater season kicks off with the Arts Center premiere of the Broadway smash Dreamgirls (Sept. 28-Oct. 23), a look at the backstage lives of the popular Dreams-the hottest girl group in the 1960s and '70s. The show will be directed by Arts Center favorite, Casey Colgan (Les Miserables, My Fair Lady). Winner of six Tonys and two Grammys, Dreamgirls, featuring the hits "One Night Only," "I Am Changing" and the classic "And I am Telling You ...," is a worldwide phenomenon that the Los Angeles Times called "groundbreaking."

For the holidays, the Arts Center presents The Drowsy Chaperone (Dec. 7-31). Inventive, fast-paced and delirious, Chaperone is an homage to the zany musicals of the 1920s. The hilarious show-within-a-show goes inside the head of a Broadway fanatic as he plays his favorite cast album, a 1928 smash hit called The Drowsy Chaperone, and the show magically bursts to life. Audiences are instantly immersed in the glamorous, hilarious tale of a celebrity bride and her uproarious wedding day, featuring dames, thugs, mix-ups, mayhem and madcap fun.

Winter will heat up with humor, as Lend Me a Tenor brings its unique blend of fast-paced laughs Feb. 7-26, 2012. Winner of two Tony Awards, Time Out New York called it "the most howlingly funny laugh machine to hit Broadway in years!" It's 1934, and Cleveland's premiere opera producer is on the verge of a nervous breakdown. The tickets are sold and the stage is set, but it's about to become un disastro gigantesco, because the leading man-the greatest tenor in the world-has gone missing in this hijinks-fueled farce that will have audiences laughing in the aisles.

Fresh off a smash-hit, Tony-nominated Broadway revival, How to Succeed... arrives at the Arts Center April 25-May 27, 2012. The comedy classic, recently named to Entertainment Weekly's "Top 13 Funniest Broadway Musicals" (along with Drowsy Chaperone)-follows wily window washer J. Pierrepont Finch and his riotous rise up the corporate ladder. Can he get the promotion, the corner office and the girl?

"The show is fresh and exciting and a perfect fit for today. But most of all, it's hilarious. People are going to have a blast," Bateson said.

The season ends with a jukebox flashback: Shout! The Mod Musical, June 19-July 29, 2012. The rockin', rollickin' show looks back at the music of the British wave of the 1960s. With a score full of hits-"To Sir With Love," "Downtown," "Say You Love Me," "Son of a Preacher Man" and more-you won't want to miss this winking nod to the era of miniskirts and go-go boots.

Subscribe today and save on all five shows with a Full-Season Plan or the $25-off Full-Season Preview Plan, which features one ticket to each of the preview performances of the five shows. Or, if you prefer, purchase the Flex Plan, which includes five tickets that can be redeemed in any fashion-one per the five shows or in any other combination you choose.

Subscribers also get a bonus $5 off a ticket to Driving Miss Daisy. Along with advanced seat selection, you'll also receive other discounted ticket prices, coupons and free ticket exchange. Call (843) 842-ARTS or visit artshhi.com for details.

You Live Here' You Lucky Devil!

So, what's it like living in a resort? That is a question I have been asked at least 575,000 times over the two decades I have been a permanent resident of Hilton Head Island. I neither sell real estate nor work for the Chamber of Commerce, but I have a passionate attachment to the island I call home and enjoy talking about it.

I have answered that question many different ways. My response depends on how it is posed. If the motivation seems to be pure curiosity, I respond by saying that we live in a small town where people are so friendly they stop to chat at the post office; yet we are surrounded by beauty and have access to amenities created for the two-million-plus people who visit here each year-golf courses, tennis facilities, restaurants and entertainment.

When fitness buffs and nature lovers ask the question, I go off about the thrill of running on the beach at sunrise, kayaking on Broad Creek, the grandeur of sunsets over Calibogue Sound and the never-to-be-taken-for-granted beauty of the stately oaks that frame Plantation Drive in Sea Pines.

The romantics hear about my favorite secluded picnic spots on the beach, the multitude of intimate restaurants, places to dance the night away and all the outdoor cafés by the water, from South Beach to Skull Creek.

To visitors contemplating moving to the island, I explain that the ambiance of our resort attracts professional men and women and former CEOs who have been successful and have chosen to live here. Their presence accounts for why our resort community has many more chiefs than Indians.

We are not a typical small Southern town either. There are too many Northeastern and Midwestern accents. In small Southern towns, the families who have been there for generations are the ones who run the show. Everyone who lives on our resort island is from somewhere else. Status is not measured by longevity.

However, living here for over 20 years gives me the right to squawk about things I do not like. I feel justified to complain about how long it takes to get from one end of the island to the other during tourist season and what a chore it is to wait in line for a table in a restaurant during the summer.

But no one listens. My friends who live far away on the other side of the bridge do not have the slightest speck of sympathy for the trials of being a permanent tourist on Hilton Head Island. They simply lift an eyebrow and trudge off to my guest room to change clothes for the fifth sport of the day. "You live in paradise," they say.

Yes, we do live in paradise. Our lifestyle is enchanting and our surroundings magnificent. Living in a resort is pure magic.

True Grits Family oriented charter fishing

There's a new charter fishing boat in town! True Grits, a 34-foot Fitz Fly Bridge Sport Fish with a distinctive red hull, is now docked at Shelter Cove Marina for near-shore and offshore, family fishing fun. The boat is owned by Hilton Head Sportfishing, LLC which also owns the beloved charter fishing boat, Gullah Gal.

"I found the boat docked in Naples, Fla.," said Captain Jeff Kline, owner. "It was a wreck-rusty metal, soft spots in the hull, and no engine. It had seen better days."

But, after a complete bow to stern refurbishment by Michael Fitz, the man who originally built the boat in 1988, True Grits underwent a sea odyssey, traveling from the west coast of Florida through the canals of Lake Okeechobee and up the Intracoastal Waterway to find its new home at Shelter Cove Marina.

As a fan of the classic John Wayne movie, Kline named the boat True Grits, also playing with the acronym for Girls Raised in the South (Kline has twin four-year-old girls).

"We specialize in family fishing," Kline said. "Kids and moms love the boat because we have a lot of shade and a bathroom and shelter if there is inclement weather. Younger kids particularly like our evening shark trips (usually 5:30-8:30 p.m.). It's a great three-hour introduction to fishing, and there's a lot of action in a short time. The sharks are big enough to give a good fight, but small enough to touch, hold and pose for pictures."

"True Grits is a wonderful boat for families," said Ruth Tubbs of Georgia. "It's open and wide and stable. When I took my five-year-old fishing, I had no worries that he would be safe."

Fishing trips range from the three-hour evening shark trip to a more challenging and a bit more hardcore eight-hour trip, which can include fishing for barracuda, cobia, king mackerel, and yes, even 1,000-pound tiger sharks all in the same trip.

"We've received some great reviews on Trip Advisor.com from our guests who've fished on the Gullah Gal, the sister boat to True Grits," said Kline. With only 10 trips on its log, the positive reviews have already begun for the Grits. Kate Kelly of Cleveland, Ohio, who reeled in a 30-pound red fish said, "What a rush!" She is already planning a return trip with her kids.

So stroll along the docks of Shelter Cove Harbour. Check out the cool shops and restaurants, listen to Shannon Tanner and enjoy the Tuesday night fireworks. While you're there, stop on by to see the new boat in town-the red hulled True Grits. Book a trip to see what the excitement is all about.

True Grits is docked at the first dock in Shelter Cove Marina ("A" Dock). Trips can be arranged through the Ship's Store at the marina (843) 842-7001. For more information, visit HiltonHeadIslandCharterFishing.com

Real Estate - The Cost of Waiting

Each year, over 2.5 million visitors cross the bridge to Hilton Head Island for a vacation. Many return year-after-year, and many decide to stay. If you are one of those people who can envision a life here, it's time to claim your piece of paradise.

According to Bill Baldwin, Dunes Marketing Group's director of sales and marketing, many purchasers have been sitting on the fence, waiting for home prices to hit bottom. While he acknowledges that prices may still have some room to fall, he says waiting may not be the best financial decision. Here's why.

The cost of a house is made up of the price and the interest rates the buyer will be paying, Baldwin explained. Recent reports from Freddie Mac indicate that 30-year fixed mortgage rates are likely to continue to rise, meaning that purchasers waiting on the sidelines are going to be paying more in the future.

"Even if prices fall another 10 percent this year, the cost of a home will increase if interest rates go up more than 1 percent," Baldwin said. "Buyers should not worry where prices are going. They should be concerned where costs will be later in the year."

Here's what that means:

Price is same, but cost is higher

Date Loan Amount Interest Rate Monthly Payment

      Today $340,000 5.05 $1,835.60

      Nov., 2010 $340,000 4.17 $1,656.72

      Difference in mortgage payments $178.88

The truth about real estate

According to Baldwin, scary headlines about the housing market are likely to prevail in the coming months, but they will not accurately portray what is happening in real estate. "While it is impossible to ignore the media blitz, shine a bright light in that corner and you will see that the monster is not so dangerous after all," he said.

One of the biggest misconceptions in today's housing market is that homes are not selling. That simply is not true, Baldwin said. According to the National Association of Realtors (NAR), homes are selling nationally at an annual rate of 5.10 million-that's an average of 13,973 every day.

The monthly pending sales report, which measures the number of houses going into contract each month, has increased in six of the last nine months. Since last June, pending home sales have posted an overall gain of 24 percent, demonstrating that the market is recovering on its own. "The index means modest near-term gains in existing home sales are likely," said Lawrence Yun, NAR's chief economist.

Hilton Head Island community sales are up slightly in 2011 from 2010 and prices are down about 10 percent, Baldwin said.

Who says it's time to buy?

Baldwin is not the only one who believes the timing is right for buyers. Billionaire hedge fund operator and investment genius John Paulson, who made a killing betting against housing a few years ago, is now bullish on the residential real estate market. "If you don't own a home, buy one. If you own one home, buy another one. If you own two homes, buy a third. And lend your relatives the money to buy a home," Paulson said.

America's most famous real estate guru agrees. "I'm pretty sure this is a great time to go out and buy a house," said Donald Trump. "And if you do, in 10 years, you're going to look back and say ‘You know, I'm glad I listened to Donald Trump.'"

Added value

But future financial gain is not the sole motivator for buying now. "What we have to offer is a way of life-rare, highly sought-after and ultimately in short supply. Every day you wait is a missed opportunity to enjoy what we have here," Baldwin said, citing the natural beauty, subtropical climate, fabulous amenities and wealth of conveniences.

Often billed as the nation's first environmentally sensitive, "eco-planned" resort, in spite of its steady growth, Hilton Head remains a haven for nature lovers. Dominated by magnificent moss-draped oaks and leafy palmettos, there is a sense of serenity here like no other resort community in the world.

"Sure, we have a Wal-Mart here now. And that's a good thing. But you go there and you park under a canopy of ancient oak trees. That's pretty cool," said Baldwin, a Hilton Head resident for over 30 years. "It's really no surprise that Fox News recently named Hilton Head Island the "Number One Beach Community in the U.S." and that Palmetto Dunes was named "Number one Family Vacation Spot" by Travel + Leisure magazine.

Whether you're looking for a vacation home, part-time residence or a place to retire, now is the time to secure your place in the sun. What are you waiting for?

'Bicycle Friendly Community' Designation Awarded to Hilton Head Island

Hilton Head Island awarded the official 'Bicycle Friendly Community' designation at the Silver Level

Are you Ready to Ride?

The entire nation just discovered what many people have known for years: that Hilton Head Island is a fabulous place to ride a bike. In May 2011, the Town of Hilton Head Island received the designation of Bicycle Friendly Community-Silver Level by the League of American Bicyclists. Hilton Head Island's Silver Level award is the first in South Carolina and only the ninth in the United States for communities of its size.

"This is a tremendous accomplishment for our community and reflects the decades of investment in pathways, safety initiatives, and infrastructure activities," said Frank Babel of Squeaky Wheels Cycling Advocacy Group. Babel noted that our residents and almost 1 million visitors who bike the island each year benefit from the investment. The League rates communities on the 5Es: Engineering, Education, Enforcement, Evaluation and Encouragement, as they relate to providing safe accommodation for bicycling.

While the Silver Level Bicycle Friendly Community designation is something to celebrate, it also calls for continuous improvement within a community. The collaborative process that brought Hilton Head Island to this point will continue with the help of the League's guidelines.

Beach, pathways, lanes, and quiet streets

Low tide on Hilton Head Island creates an exceptional bicycling experience. The sand is hard-packed and the beach is wide. Warm sun, quiet waves, nature and people combine for a fat-tire ride next to the ocean you will not soon forget. Another advantage on the sand is the ocean breeze. It can be cooling, and it helps push you along as you ride with the wind. But, be mindful of the gentle breeze. When you turn around to return, the breeze will be in your face. Save enough energy on your ride with the wind for your return ride and the rest of your day.

In addition to the beach, Palmetto Dunes offers miles of multi-use pathways and lanes, which provide off-road routes for bicyclists. Multi-use pathways parallel Mooring Buoy, Ocean Lane and Queens Folly Road and cross under U.S. Hwy. 278. Yes, instead of "crossing over" to Shelter Cove Harbour you can "cross under" by taking advantage of the "bridge under the bridge." As you leave Palmetto Dunes, turn right on the pathway, then bear right at the Y in the pathway. You'll head down and across a small bridge toward the Harbour, avoiding the busy highway.

Exploration and transportation

Where can you go? Within the Palmetto Dunes community, just about anywhere: Shelter Cove Harbour for shopping, Shelter Cove Marina for a charter boat ride, the General Store for a cool drink, Hilton Head Outfitters for a kayak ride, the Dunes House for lunch, the Leamington Lighthouse for a bit of history, the beach for a walk, and finally back to where you started your day. That's just within the community.

The more adventurous can explore parks and beyond along the island's 53 miles of public multi-use pathways and trails. Several Hilton Head Island town parks are an easy ride from Palmetto Dunes. Veterans' Memorial Park and neighboring Shelter Cove Community Park combine into a serene spot for viewing wildlife and natural habitats on Broad Creek or strolling with your quiet thoughts. Chaplin Community Park offers open fields and public tennis courts. Fill your backpack with a Frisbee, a picnic and your racket for an active afternoon. Coligny Beach Park provides another public entry to the ocean at the south end of the island along with a fun, dancing fountain to cool you before your return ride to Palmetto Dunes.

Cycling is an alternate mode of transportation to work and play. And, it's great exercise. Park your car for a day and see how it feels.

For those who are short on time and into multi-tasking, commuting to work by bike is a perfect way to fit in some exercise, not to mention save gas. On days when she doesn't have appointments with clients, Dunes Marketing Group Realtor Kathy Schroder rides from her home in Shipyard to her Palmetto Dunes office. "It's fun! I ride the pathway to work and the beach back home," she said, adding, "My beach ride home lets me combine exercise and relaxation."

Schroder is not alone. Fellow Realtor George Flathmann recently arrived for his shift at the Dunes Marketing mall kiosk by bike, enjoying a beautiful spring afternoon. Realtor John Robinson also pedals in occasionally on his new road bike.

Family activity for all ages

Tricycles, trailers, training wheels, toddler bike seats, tag-alongs, recumbent bikes and adult three-wheelers occupy our pathways. All these inventions have helped to expand the bicycle world for the enjoyment of young and old. Many families vacationing on Hilton Head Island are reintroduced to bicycling, an activity that the adults remember from their childhoods but let slip away with their busy schedules. Our flat terrain provides an easy place to learn or re-learn.

"It's fun to ride here. I can go a long way any day," said 12-year-old Lauren Doane from Marietta, Ga., a hilly suburb of Atlanta. At home, she waits for her grandpa to pack up the bikes and drive her to a local park to ride.

"It's like riding a bike" is a phrase often used to refer to something we can't forget how to do. Give it a try. It's not unusual to see three generations of a family riding together. Sometimes the oldest generation wears the biggest smile.

Bicycle safety

Wherever you decide to ride, be mindful of your safety. Remember that you're sharing the pathways, roads and beaches with others: walkers, strollers, dogs, bicycles, children and, in the case of roads, moving vehicles.

The "Share the Road" theme applies to both motorists and bicyclists. One basic rule to keep in mind is that bicycles are vehicles in South Carolina and must obey all traffic laws.

Here are a few quick tips:

Be alert.

Be visible and predictable.

Stop at all stop signs along the pathways and obey traffic signals on roadways.

Wear a helmet.

Make eye contact with drivers.

Use hand signals and voice commands to alert drivers and others on pathways.

Ride single file on pathways and keep to the right.

Pass on the left, verbally announcing your intention with "passing on the left."

Step off the pathways when you stop or rest to allow others to continue.

Ride in the direction of traffic within roadways, never against traffic.

Be an example for your children. They will do what you do.

Enjoy your bicycle on Hilton Head Island. Have fun and be safe.

For bicycle rentals, visit Hilton Head Outfitters, located at 80 Queens Folly Rd., inside Palmetto Dunes Oceanfront Resort. Call ahead to reserve bikes and/or to have them delivered. (866) 380-1783 or (843) 785-2449.
Keep Your Cool on the Court

While the hot, humid conditions of a Lowcountry summer make tennis players targets for dehydration and heat illness, proper nutrition and hydration as well as the type of clothing and accessories you choose can help you stay in the game.

For maximum performance, your tennis diet should include high-energy foods and enough hydration timed before and after competition. Contrary to the popular low-carb trend among the general population, tennis players are encouraged to consume pre-match meals that are high in carbohydrates and moderate in protein and fat to supply energy for muscles. Good choices include foods that are quickly digested, including pasta, bread, fresh fruit, granola bars, energy bars or sports drinks. Pre-match meals should be consumed three-four hours before play with a snack one-two hours before play.

Drink up

To help prevent dehydration, avoid caffeinated drinks such as iced tea, coffee and colas, especially right before and after play. These drinks may cause more fluid loss as urine. Drink enough fluids throughout the day so that urine is a light or pale yellow color before the match. Drink at least 20 ounces of fluid within two hours pre-match.

Thirst is not a good indicator of hydration. You should have a minimum of two liters of water courtside and drink every 15 minutes, especially on changeovers. Ideally, you should drink 5-10 ounces every 15-20 minutes.

Water is always good, but sports drinks containing carbohydrates and electrolytes are better for long matches or tournament play in extreme heat. Sports drinks are quickly absorbed and used by working muscles and contain sodium which is lost through sweat.

Within 30 minutes of a match, you will need to replace nutrients and fluids. Begin drinking water, sports drinks or fitness water as you walk off the court. Your goal is to replace 150 percent of body weight lost in sweat or at least 20 ounces per pound of sweat loss within two hours of a match. (Check your weight before and after play to track.) Eat a high carbohydrate meal that also includes lean protein within two hours to recover. A fruit smoothie with protein powder can aid as well.

Dress for success

While cotton was once king of cool, advances in technology have contributed to the evolution of new synthetic fibers that help remove sweat from the skin and clothing by wicking moisture away from the body. Examples are Adidas' ClimaCool, Nike's Dri-Fit and socks, headbands and wrist bands made with Drymax material, all of which are available at the Palmetto Dunes Tennis Center. Fila offers a line of clothing designed to keep you cool and dry with the addition of built-in UV sunscreen protection.

Moisture absorbing overwraps such as Tourna Grip can help you get a better grip on your racquet. Other grip enhancing products include bottled dry spray and tacky towels.

See you on the courts. Stay cool!

Spring Fishing Forecast

I love springtime in the Palmetto Dunes Resort! As the weather starts to warm up, I have more energy, and I think the fish feel the same way. March is the beginning of the springtime fishing in the lagoon system, and after a long, cold winter, as the sun heats up the water, the fish become very active and ready to eat.

The action in the Palmetto Dunes Lagoon begins with the redfish. The redfish, also known as red drum, is the most popular fish we catch on Hilton Head Island. The Palmetto Dunes restocking program evolved around this species of fish. (We have stocked over 6,000 red drum into the lagoon system.)

What I like so much about March is that the reds are still in big schools from the cold winter water they have endured for the last couple of months. This means when you find a school of reds this time of year, you can catch great numbers of fish per trip.

What makes the red drum such an exciting fish to catch? Size! Redfish average anywhere from 1 to 40 pounds and can be caught all year round. Early spring is an excellent time to land a trophy fish on light tackle or a fly rod.

In April, the bigger fish gather together for a fake spawn. Water temperature, air temperature and the amount of daylight in April makes the fish think its fall, which is when the real red drum spawn occurs. For this reason, the spring months have produced some of the biggest fish I have ever caught in the lagoon system.

In May, the trout are running, which has to be my all-time favorite fish to target. Last years' trout bite was the best I have seen in the past 10 years of fishing in the resort, and I believe this year will be even better. Most of the fish caught are male, which tend to be smaller than the female fish. The female trout are really what we are fishing for and range from 6 to 12 pounds. In Palmetto Dunes, it is not uncommon to catch multiple speckled trout this size in a four-hour trip. These fish can be taken on spinning or fly gear and prefer top water lures.

The stocking program has really proven itself, because the lagoon is the healthiest it has ever been. That's why I believe this is going to be the year for catching the most fish and the largest fish we have ever seen at Palmetto Dunes. We hope to see you on the PD lagoon this year, catching lots of fish and having lots of fun. I predict tight lines for the 2011 fishing season!

Whether you are an avid angler looking for that record-breaking catch or a family eager to do something special together, Palmetto Lagoon Charters is just the ticket.
Real Estate Poised for Upswing - Outlook brighter for 2011

According to a recent economic report in The Washington Post, our nation is poised for its strongest year of economic growth since the recession began three years ago. According to Bill Baldwin, Dunes Marketing Group's director of sales and marketing, in the world of real estate, that means it's time to get excited. "The stars are lining up for what will be a really good year," he said.

While Baldwin doesn't claim to have a crystal ball, he bases his forecast on solid research and analysis as well as over 30 years' experience in the industry. Here's why he's optimistic:

1) The economy is showing signs of improvement. The pace of growth accelerated in the final months of 2010 and continues to show promise of a healthy resurgence.

2) The wave of government efforts to boost growth is starting to take effect, including payroll tax cuts and Federal Reserve action.

3) American consumers have made great progress paying down their debts and increasing savings.

4) Interest rates will stay at historically low benchmarks through 2011.

5) The stock market is on the rise, with strategists predicting gains ranging from 5 to 15 percent in 2011.

The outlook locally is even more promising because the South is growing, Baldwin pointed out. "The people we are marketing to are headed this way," he said, referring to the recession as "a speed bump."

As a result of the 2010 census, recognizing the state's steady growth, South Carolina was awarded a seventh seat in the U.S. House of Representatives. Other southern states gaining house seats include Florida and Georgia while Ohio, New York, New Jersey and Pennsylvania all lost house seats. This, according to Baldwin, is indicative of the continuing migration of the baby boomers to warmer climates and a more comfortable pace of life.

What's hot?

A recent Wall Street Journal report indicates that sales in vacation communities nationwide are on the rise, driven by deep discounts, cash purchases and buyers' rising stock portfolios.

"With the stock market climbing, consumers have more to spend and will be interested in diversifying into real estate where they can snap up some really incredible buys," Baldwin said.

Inventory remains high, but that's good news for buyers, he added. With a better selection and motivated sellers waiting, properties are moving.

Low interest rates also come into play, allowing buyers to purchase more expensive properties or purchase lower priced ones and have easily manageable monthly payments.

"Everybody's looking for Spanish moss and moonbeams," said Baldwin. "We have it all here on Hilton Head Island-especially in the Palmetto Dunes, Leamington and Shelter Cove area: a fabulous stretch of beach, world-class tennis and golf, an extensive network of leisure trails, a thriving arts community and convenient shopping, not to mention the natural beauty and wildlife that has been so carefully preserved here. It's the lifestyle people want, and they're coming our way to get it."

2010 in review

The arrival of spring is the perfect time to ponder nature's cycle of renewal and growth. But when looking forward, it's always prudent to look back. By comparison to 2009, last year was dramatically better, said Baldwin, pointing out that transactions for the entire MLS were up 30 percent with dollar volume up 15 percent over last year. Over the same period, DMG showed a 30 percent increase in transactions with dollar volume up 20 percent. While prices across the MLS were down 15 percent, DMG sales statistics showed prices down only 8 percent, indicating that properties in their largest market (Palmetto Dunes, Leamington and Shelter Cove) have held value better than many other local areas.

Comparing last year's numbers to 2007, Baldwin discovered that transactions were about the same. "2010 would have been as good as 2007 except that the sales prices were down by about 40 percent," he said.

DMG leading the pack

As always, DMG showed solid industry leadership throughout 2010, with 382 transactions and $150 million in sales. The company ranked #2 in all MLS transactions, #1 in villa sales and #1 in Palmetto Dunes, Leamington and Shelter Cove.

"We have a lot to be thankful for and a lot to be optimistic about," said Baldwin. "Those who have weathered the slow times have done so because they are the best of the best. That cannot mean anything less than a bright future for our agents and customers in 2011."

Palmetto Dunes Oyster Roast

Dunes Marketing Group helped sponsor the Palmetto Dunes Oyster Roast on February 26, 2011. The event raised funds for the restocking of the PD lagoons with redfish. DMG Realtor Heather Gardner provided the following account and photos of her experience:

"Great to see so many Palmetto Dunes owners and friends at the Outfitter for the best oysters in the area. (The location of the oyster bed is a closely guarded secret.)

Later in the week I received a phone call from Kim Davis. Trent Malphrus said the fish had arrived. I grabbed my camera and was delighted to discover they would be released in my two favorite childhood fishing spots; the Port Tack bridges!

In the delivery truck there was a large container holding the "redfish". One net at a time, they were scooped from the tank, swiftly carried down the embankment and passed along to Stacy, who had waded into the lagoon to receive all 365 of them. That's 510 pounds of legal sized (or nearly legal sized) redfish. Lucky for them it's catch and release!"

Cool Weather Fishing Heats Up

The summer of 2010 was a record breaker in terms of heat. With a new record of 102 degrees on July 23 and a heat index of 112-115, I will never forget this day on the water: The hottest day of the year was one of the hottest bites I have ever seen in the Palmetto Dunes lagoon system. Coming out of such a great summer, the fall and winter fishing forecast is shaping up to be some of the best on record. With the days getting shorter and the nights cooler, it just gets me excited!

What made this summer so good was the amount of bait fish in the lagoon system. With so much food for the fish to eat, they grow at a much faster rate. This means bigger fish for us to catch in the resort.

The cool down offers different types of fishing in the wintertime, and it's not just about live bait anymore. All kinds of artificial bait works well, from jigs to jerk baits and even swim baits.

During the cool down, one of my favorite fish to catch in the canal system has to be the giant red drum. This fish starts to spawn when the days start getting shorter. Fishing for giant red drum is very exciting because it's all visual-you can actually see the fish you are casting for. During the spawn, this fish spends a lot of time near the surface of the water here in the resort. Not to forget the fly fisherman, these big brutes can also be taken on fly. My biggest on the fly was a red weighing in at 31 pounds. I caught him on a 10-weight rod.

In addition to the Palmetto Dunes lagoon system, there's plenty of excitement on the Intracoastal, catching big reds (and I mean BIG REDS!) when they come in from offshore to spawn in the grass. This has to be some of the best fishing Hilton Head Island has to offer in the fall.

If big reds are not what you are looking for, let's try and catch a big trout at night! Yes, I said at night. Night fishing in the Lowcountry in the fall is something you have to experience yourself. I cannot put into words how cool this can be. If you can find some type of lighting on the water, like dock lights, it is on. (Big trout and dock lights go together like peanut butter and jelly.) My favorite way to catch big trout is with top water baits like the Skitter Pop. This has to be the best one I have ever used for this technique. It drives a trout crazy with the sound it puts out, and they jump on it like they've never seen anything else to eat.

I hope you get the opportunity to try the fishing this fall and winter whether it's in the lagoon system or on the Intracoastal. Like I always say, if you want to talk fishing or just fish, call me at Palmetto Lagoon Charters.

Whether you are an avid angler looking for that record-breaking catch or a family eager to do something special together, Palmetto Lagoon Charters is just the ticket. For more information, call (843) 301-4634 or visit palmettolagooncharters.com.

A True Fish Tale

There is a giant red drum that lives in the Palmetto Dunes lagoon system. Her name is Elvis. (I know this is a boy name, but it fits her perfectly.) I named this fish four years ago when I first saw her. She was spawning with all the other big red. I have been trying for four years to catch her, and one of my clients finally did on August 10. David Ellis and his mom, whom he calls "Mosey," got the catch of a lifetime.

With catch-and-release as our policy on the lagoon, we can truly grow giant reds like the one pictured here. This fish was released in very good condition. Maybe one day Elvis will be your catch of a lifetime!

Surf's Up! Catch the wave at dunesmarketing.com

Every day, more and more people are discovering their personal piece of paradise online. In fact, recent surveys indicate that over 75 percent of potential homebuyers are surfing the Internet before contacting a Realtor. So it stands to reason that Dunes Marketing Group, one of Hilton Head Island's oldest and most successful real estate sales agencies, is making its presence known on the World Wide Web.

Rich in both visual appeal and information, DMG's state-of-the-art, interactive website is truly a complete source for buyers, sellers and anyone who wants to learn more about the Lowcountry of South Carolina.

Surf for property

At dunesmarketing.com, find all of DMG's listings and enjoy complete access to Hilton Head Island's Multiple Listing Service. The property search feature allows you to quickly find the properties that best meet your needs in terms of location, space, amenities and budget. But that's not all. View a specific property listing, take a virtual tour, then have a look around the neighborhood. Even if you have never visited the area before, through detailed maps, vivid descriptions and videography, you will get a distinct feel for Hilton Head Island and the surrounding communities, including Bluffton, Daufuskie Island and more.

During your virtual visit, you can check out today's local weather, get a firsthand look at new developments, peruse invitations to open houses, read the latest market forecasts, follow area news, find out about upcoming events, get advice on buying and/or selling, and see what clients have to say about their experiences with DMG. You can even read the publication you are holding in your hands at dunesmarketing.com.

Meet the pros

In addition, you'll meet DMG's team of professionals, through profile information and photos. "People like to know who they are dealing with. Being able to put a face with a name helps personalize the online experience," said Linda Warnock, DMG spokesperson.

One of the most helpful features, Warnock said, is the ability to update information in-house. Agents can add to and edit their pages, keeping their listings current and their customers informed. Many are also enriching the site with their own blogs.

"Blogging provides yet another tool to help real estate agents maintain an open dialogue with their clients and provide them with valuable information," said Warnock. Agents are encouraged to post information regarding local amenities, events and news of special interest to them and their clients.

Become a ‘friend'

While dunesmarketing.com is a premier one-stop source for Hilton Head area real estate, the company is further enhancing its Web presence on popular social media sites, Facebook, Twitter and YouTube.

"Social media is not just another advertising tool, but a way of connecting with clients on a more personal level," said Bill Baldwin, DMG's director of sales and marketing. "It's not just about selling property. Our approach is to create buzz for the area, and that indirectly inspires real estate customers."

According to Warnock, today's Web surfers are looking to conduct research, read reviews and be a part of a comprehensive online presence that includes personal communication, up-to-the-minute information and entertaining video. "With so many avenues for reaching people, the challenge is to adopt the mix that speaks to our target audience," she said, pointing out the popularity of social networking among baby boomers and empty-nesters. "Facebook, YouTube and Twitter are now mainstream. It's not just for kids in college anymore."

The Facebook page (facebook.com/dunesmarketing) focuses on the life-style of our community with some information regarding real estate. "The goal is to engage potential customers in a conversation or engage them in the lifestyle, not necessarily to show individual listings. So, we have a balance on our site," Warnock explained. "We're also doing YouTube (youtube.com/dunesmarketinggroup). For five days after posting, we were the number-one Hilton Head real estate video."

"The Internet is no longer an extra but an essential marketing tool, allowing DMG to reach out to a worldwide audience. We are proud to be on top of this leading edge technology and to offer our clients the kind of service they demand and deserve," said Baldwin. "After all, every successful relationship is based on effective communication. This is just one more way for DMG to keep in touch."

Visit dunesmarketing.com today. And don't forget to follow us on Facebook, Twitter and YouTube!

Extra! Extra!

Now you don't have to wait by your mailbox for updated real estate news. DMG offers subscribers two free electronic newsletters, Featured Listings and the PD Informer.

Featured Listings, which highlights seven different area properties each issue, is sent out twice monthly. The PD Informer, which is mailed out quarterly in print form to all property owners in Palmetto Dunes, Leamington and Shelter Cove, is now distributed electronically as well, with links to the main website.

The newsletters are sent to a database of people who have visited DMG offices or attended open houses or those who have expressed an interest online. They are also sent to a group of affiliated relocation directors through Leading Real Estate Companies of the World.

Don't miss out! To add your name to the electronic database, sign up at dunesmarketing.com.

Taking the Inside Path

Most golfers fail to optimize distance and accuracy because their club takes the wrong route to the ball-specifically, outside-in instead of inside-out. Twisting your torso away from the ball only to rotate back toward it isn't necessarily an intuitive move for your muscles. Consequently, when most golfers get near the top of their backswing, their brain insists to them that they're getting too far away from the ball, so they make the fatal adjustment of keeping the club close-meaning outside the target line-immediately serving to both weaken and misdirect the swing.

A proper golf swing takes an inside path toward the target line. You may have heard this 100 times and still find it hard to convince yourself to put it into practice. But execute it you must if you want to max out both length and accuracy, regardless of the type of shot you're facing.

When you swing correctly, your club comes inside, goes up behind your shoulders, then, as you swing down, comes from that same inside path toward the ball, moving down the line, through the impact zone, and curving back up and around behind your back again. In other words, the golf swing doesn't feel muscularly intuitive because it makes a circle, the clubhead opening and then closing for most of its duration, not on the target line. Hence the panic experienced by your brain and the ill-considered signals it sends you in response.

Here's a simple drill to help you solidify the instinct for an inside-path swing. Place a 2-by-4 on its side an inch or two outside your ball, parallel to the target line. There are two parts of the swing that will avoid the 2-by-4 if you're swinging along the correct path and that will hit it if you're not: the takeaway and the downswing. If you make contact with the 2-by-4 during either part, you're drifting outside the proper path or com-ing too far over the top (as opposed to around your torso). Both cause you to swing across the target line instead of along it, resulting in cross-spin being imparted to the ball and usually a slice.

To better understand the proper path a golf club should take-the path it physically wants to take-hold your 8-iron in your lead swing hand only (left hand for a righty); bring it back, and, without guiding it, let it swing back down. The clubhead will naturally swing open toward the ball, come through it and then close again. This is what we mean when we talk about the club releasing. When you let the club release, you allow it to follow its natural physical motion, and the result is greater length and accuracy. When the club doesn't release, it's because you've tried to guide the clubface straight through the impact zone and then tried to keep it straight, compromising both distance and accuracy.

Think of a tennis player bringing the racket back. Is it pointing at the target? No. The player starts the racket back away from the target, then, after impact, lets it release or continue through the zone to again point away from the target. Golf requires application of the same concept. When you let the club release, you're letting its natural power be unleashed.

Doug Weaver is director of instruction at the Golf Academy of Palmetto Dunes. He is a former PGA Tour Pro and U.S. Open record holder and is currently a Golf Digest South Carolina Top-Ten Instructor.

Love is in the Air

Love is in the Air - Tie the knot at Palmetto Dunes.

Hilton Head has long been known as a premier destination for all things related to love. A moonlit walk on the beach, the gentle rustling of palmettos, balmy air and perhaps the satisfaction that follows a fine dinner and cocktails...suddenly the stage is set for romance. Love may bloom or "The Question" may pop, and it follows that bride and groom should want to return here for the wedding.

"Many of our clients have been vacationing down here since they were children," said Nicole Guy, catering and events manager for Palmetto Dunes Ocean-front Resort, which boasts several popular wedding venues. "They have good memories here, and they want to create memories of their own-carry on that tradition. Not only that, but if you look up and down the coast, from Myrtle Beach to North Florida, Hilton Head Island is by far the most beautiful. Everything is manicured, lush and well-maintained, and we cater to their needs."

The signature facility at Palmetto Dunes is the Dunes House, where 75 to 80 couples tie the knot each year. Situated right on the white sand dunes and backed by the gentle lapping of warm waves against the shore, the Dunes House provides the ideal ambience for simple, yet elegant ceremonies.

"It's one of the few direct oceanfront options on the island," said Guy, who estimates that 50 per-cent of her clients choose the Dunes House for everything from summer sunrise weddings, to Sunday brunch weddings during the cooler months. "You have the sea oats blooming in the background and panoramic views of the Atlantic Ocean, so it's intimate with a beach feel."

An intriguing new ceremony option at Palmetto Dunes is the number 11 tee box of the Robert Trent Jones Oceanfront Golf Course. (At a recent wedding, the bride and her father rode in on Segways!) This provides what Guy calls "more of a live oak and scenic golf course feel"; Receptions can then be held in the clubhouse. Smaller, more intimate weddings can be held in one of the ocean- or lagoon-front private homes, which carry the built-in bonus of providing accommodations for members of the wedding party. Another facility is the Centre Court Conference Center, a large covered dining pavilion adjacent to a gorgeous swimming pool.

"It's really a flexible space," said Guy. "For some weddings, we've done cocktails and hors d'oeuvres around the pool, dinner in the dining pavilion and dancing and entertainment in the interior space. It's walking distance to the beach, so the actual cere-mony can be on the beach or on the pavilion deck."

Overwhelmed by all the options? Guy and her associates are on hand to talk you through the entire process.

"We are a full-service, completely mobile planning company," said Guy. "I work with the client from inception to invoice, sometimes up to two years in advance. We assist them with vendor recommendations; we're there to help coordinate rehearsals; we're onsite for the wedding and reception; and we can set up activities such as golf, fishing, kayaking etc. We're a one-stop shop for great weddings."

Mary Schane Johnson, who was married last April at the Dunes House, said she was going for a natural theme at her ceremony; the beach wedding was all that she'd hoped and dreamed.

"It was a beautiful day," said Johnson. "We had the wedding right on the beach, then we just walked up the steps to the Dunes House for the reception. It was very convenient and very romantic."

Johnson's experience working with the event planners was also quite positive. "Everybody was so helpful," she said. "Things went so smoothly that I didn't have to be a ‘bridezilla' like you see on TV. Nicole and I went over the menu probably 15 different times, and each time we made a change; but I never felt like I was being a burden. Even as I was going back and forth, she was very responsive and made me feel comfortable about it."

When the wedding was over, Johnson looked back and realized that the experience had been completely free from the stereotypical "catastrophes" that plague many weddings. "Honestly, it was perfect," she said. "I didn't have any problems. Our guests also said that it was seamless. And the food was just amazing; I think it was the asiago-stuffed new potatoes that everyone was going crazy over."

Johnson was also impressed that the event planners came to the ceremony dressed in her colors. "It was like they were part of it," she said.

Palmetto Dunes has every-thing you need for a fun and memorable wedding. And the friendly, efficient event coordinators will make every step along the way as stress-free as possible.

While you're enjoying Shelter Cove Harbour, don't miss the statue of King Neptune, one of the area's most photographed landmarks. Designed and installed by sculptor Wayne Edwards, this beloved statue serves as a tribute to Neptune, the Roman god of the sea.

The statue is strategically mounted on a circular base with numbers around the edge. When the trident's shadow falls across the 26-foot wide base, the numbers indicate the precise time.

Hailed as the world's largest figurative sundial, the statue was originally cast at a foundry in Princeton, New Jersey and shipped by truck to Hilton Head Island in 1983. Engineers made meticulous measurements before the one-ton statue was installed, ensuring that it would be located at the ideal angle to indicate the time. The sculpture was oriented towards true south by aligning the constellation Ursa major with the North Star.

Attracting residents and visitors alike, the King Neptune statue delights generations of visitors to Shelter Cove Harbour, impressing adults and children of all ages.

Palmetto Dunes Update

While inventories are high with almost 400 properties for sale in Palmetto Dunes, Leamington and Shelter Cove, our agents are doing a great job finding buyers for sellers (and sellers for buyers). In fact, Dunes Marketing Group agents are responsible for providing about half of all the buyers in our communities through May. In addition, our agents achieved 63 transactions through May, more than 3 times more than our closest competitor. I am proud of this achievement and would strongly suggest you call one of our agents if you are considering the purchase or sale of a Palmetto Dunes, Leamington or Shelter Cove property.

Currently sales are "picking up" as the number of transactions through May has increased more than 60% over the same time period in 2009. This is especially good news for us all although prices will probably remain lower for some time. We are optimistic about the coming summer sales.

Please don't hesitate to call us, visit our website at DunesMarketing.com, call us at 843-842-1111 or drop by any of Dunes Marketing Group's offices in Palmetto Dunes or Shelter Cove. We would welcome the opportunity to assist you with all of your real estate needs. After all, we have been the specialists here for the owners since 1979.

Real Estate: It's About Time!

Given the shaky state of the economy over the past few years, it's understandable that people are hesitant about spending money, especially when it comes to a significant investment such as a home. The real estate market has been particularly confusing, and the outlook continues to be mired in debate: "It's time to buy." "Have we hit bottom yet?" "We're on the way back up!" What's a prospective buyer to think?

According to Bill Baldwin, director of sales for Dunes Marketing Group, the time to buy real estate is when you have money to invest. But he emphasizes the importance of time and patience. "Historically speaking, real estate always increases in value over time," he said. "It's not a quick fix, but it appreciates. It doesn't happen overnight."

The test of time

If you really want to know what the future holds for real estate, forget about the short-term forecast and consider the historical data. A look at the numbers over the past 10 years reveals a time-tested trend that is positive and profitable. For example, in 1999, the median price of a home in Pal-metto Dunes was $521,500. In 2009, even after this major market correction, the median price was $760,000. The median price for a villa in 1999 was $218,000. In 2009, that median price was up to $335,000.

By comparison, let's look at what's hap-pened to stocks. On December 31, 1999, the Dow Jones Industrial Average was 11,497. Ten years later, on December 31, 2009, the Dow closed at 10,428. The bottom line? While most stocks have remained stagnant or declined in value over the past 10 years, real estate has increased in value by an average of nearly 50 percent!

"The logical side of this tells us that real estate, historically, is a tremendous investment," said Baldwin. "But it is about time. It's kind of like a merry-go-round. What's important is to get on and stay on. Some people think they're going to get in and out and in and out; it doesn't work that way."

Signs of stabilization

According to Baldwin, who has been a leader in the real estate business on Hilton Head Island for over 30 years, signs point to-ward market stabilization. "Although quite a few new properties have come on the market, generally speaking, inventories are declining," he said, citing a 10 percent inventory decline in Palmetto Dunes over the winter months and a 60 percent increase in first quarter sales over the same period in 2009.

Research has shown that with a six-month inventory, home pricing remains stable. If the inventory is less than six months, homes increase in value. For example, if you had a five-month inventory of homes, prices would probably increase two-three percent per year. According to Baldwin, in late 2004 and the first six months of 2005, Palmetto Dunes had a one-month inventory. "We know from that experience if you have a one-month supply of homes, values go up about 25 percent per year," he said.

Unfortunately, the reverse is true for excess inventory. The higher the inventory is over six months, the more homes go down in value. If you had a seven- or eight-month inventory, homes would likely go down only two-three percent per year. But if you have a 20-month inventory, prices would decrease somewhere around 20-25 percent per year.

Considering the number of active listings, according to Baldwin, we currently have about an eight-month supply of inventory-down dramatically from previous levels of 25 months. "You need six months or less of inventory for prices to stabilize. So we're getting real close," he said.

A bright future ahead

While no one has a crystal ball, when it comes to predicting the future value of real estate, a few fundamentals apply. One of the most obvious is that people will always be drawn to Hilton Head Island. The beach, golf courses, tennis courts, marinas and other desirable elements, including temperate weather, moss draped oaks, lush foliage, abundant wildlife, spectacular sun-rises and moonbeams over the Atlantic attract millions of visitors each year.

"We have taken great care to preserve the natural beauty and charm of the Lowcountry while providing all the comforts and conveniences of a resort lifestyle in a small town environment. For those who choose to live, work, retire and/or vacation here, the ongoing value is unquestionable," said Baldwin.

Whether the real estate market on Hilton Head Island has reached the very bottom or not remains to be seen. What is a firm reality, however, is that there are bargains to be found. The significant number of valuable properties available at a discount from their previous price is a unique opportunity for those looking to buy a piece of paradise. "Waiting even a few months may mean an opportunity missed," said Baldwin. "If you are in a position to buy and you have a long-term view, now is the time."

Adventure on the Crabber J

One fair spring day, a group of hearty souls embarked on a thrilling voyage of adventure, fraught with action and peril. Well, perhaps we're exaggerating a little, but the handful of vacationers who went out on the island's only charter crabbing boat sure had an exciting time.

As the Crabber J II eased out of Shelter Cove Harbour toward the shining waters of an undisclosed creek (secret crabbing locations must not be revealed), Captain George Buchman began his tongue-in-cheek routine. "Folks, get ready for severe weather," he warned. "Seventy-eight de-grees, winds at two knots, and waves cresting at an incredible height of...two inches. In other words, it's Hilton Head's version of Deadliest Catch."

When the boat arrived at its destination, eager crabbers were briefed on how to man their equipment, which consisted of reels attached to very short rods stuck out over the side of the boat. Each line was baited with a raw, rubbery chicken neck ("super-secret bait," according to Captain George), which is a preferred food of the local blue crab. The sport consisted of letting these weighted necks drop straight down to the bottom, conversing with your neighbor for a minute or two, then slowly reeling them back up. If there happened to be a crab attached, you scooped him up with a dip net, and this never failed to cause excitement.

"Sometimes people have never even seen a crab before," said Thomas Gadson, who skippers the Crabber J and has been with Adventure Cruises for 18 years. "They say, ‘Whoa, that's how a crab looks?' Kids always want to know if they can take one home for a pet...not a good idea." And here Gadson is speaking from experience-he's been pinched dozens of times.

But the real competition begins when the figures are entered onto a scoreboard: Each crab caught is worth a point, plus extra points for occurrences such as a double-play (two crabs together on the line, possibly because they're mating) or the catching of any crab that the Crabber J crew has named. (Bob, Bill and Al are marked with magic marker on the backs of their shells.)

"One day we caught Bob fourteen times," recalled Buchman. "He figured it out: You chew on some chicken, they bring you up to the surface where you show off a bit, then they put you back over the side and you move on to the next one."

Lest you think the trip is all about blood-lust, be aware that it's a catch-and-release operation, and there's more to the tour than just fishing. Captain George is happy to answer questions about the local ecosystem, and often he simply volunteers information; he may point out a snowy egret, talk about the history of the oyster industry or relate stories of the dolphin births he's witnessed.

"There's a lot more out here than just crabs," said Buchman. "There's a lot of bird activity, a lot of fish activity, and nature in general. We go up into the estu-aries where it's rather quiet, and it's nice to get away from the honking horns and the McDonalds. Unfortunately, we can't guarantee that you'll catch a crab; but we can guarantee that you'll have a good time. If not, we just throw you overboard."

The Grass Really is Greener!

Palmetto Dunes Upgrades George Fazio Course

If you think the grass is greener, it's not your imagination. Palmetto Dunes Oceanfront Resort recently replaced all TifDwarf Bermudagrass on the popular George Fazio Course with a state-of-the-art, shade-tolerant Diamond Zoysia grass. The grass conversion, as well as an expansion of the current green surface area on many greens, ensures superior year-round playing conditions for golfers of every skill level.

"It's about giving our golfers a consistent experience across all 18 holes and on the practice green all year-round," said Bret Martin, vice president of resort operations for Palmetto Dunes Oceanfront Resort. "We won't have the transition period in the spring and in the fall that we traditionally had with the Bermudagrass."

Diamond Zoysia, a warm-weather grass variety developed at Texas A&M, boasts excellent tolerance to low-light conditions, salty soil and high traffic. It retains its color in the fall and has an early spring green-up period, making it an ideal choice for the George Fazio Course at Palmetto Dunes.

Many golfers regard the George Fazio Course at Palmetto Dunes Oceanfront Resort as the most challenging layout on Hilton Head Island. Designed by one of America's most revered golf course architects, the George Fazio Course is the only par-70 golf course on Hilton Head Island and is consistently ranked among the nation's top 100 courses.

The Fazio golf course demands a combination of long play and precise golf shots. From the 432-yard 1st hole to the 462-yard 18th hole, the layout features par-4s defined by bunkers and water hazards.

"Golfers who have played this course in the past will now enjoy a more consistent and in many instances an expanded green surface," said Martin. "We invite golfers to check out the enhanced Fazio course this spring."

Choosing a Real Estate Company' No Problem!

When it comes to the most valuable transaction you may ever complete-the buying or selling of a home-choosing a real estate company is no small matter. The difference between hiring a great real estate company and a not-so-great real estate company can be a difference of tens of thousands of dollars or more.

What distinguishes one sales company from another? At Dunes Marketing Group, qualities such as experience, performance, trust and commitment come to mind.

Experience & Performance

With over 5 billion dollars in sales, Dunes Marketing Group is consistently ranked one of the top three sales companies in the Lowcountry. Starting out as exclusive agents for new communities like Palmetto Dunes, Leamington and Shelter Cove, they have evolved into a full-service general brokerage company with five locations and almost 100 professional, licensed agents.

Over the past 30 years, Dunes Marketing Group has built a stellar reputation. It all started with a vision to become a top-notch sales company featuring the best agents in the business. DMG has recruited many smart, talented and seasoned real estate professionals over the years who have a special knack for making homeownership dreams come true for tens of thousands of customers.

According to Bill Baldwin, director of marketing and sales, more than 60 percent of all properties listed by their agents are also sold by their agents. That's no surprise considering that their listing business is a top priority.

"Simply stated, selling properties is our specialty. While our agents appreciate our phenomenal growth and impressive track record, rest assured that their mission each day remains unchanged: to get results for you," said Baldwin.

DMG backs up this focus with creative, cutting-edge marketing programs that showcase your property in a variety of ways...including virtual tours on its company website, extensive advertising in the major real estate publications, local newspapers and in Palmetto Previews, a seasonal guide to the Lowcountry, plus monthly direct mail campaigns to a database of over 50,000 prospective purchasers.

In addition, DMG's detailed Web site, www.dunesmarketing.com, features excit-ing streaming video of the South Carolina treasured coast and the communities of Hilton Head Island and Bluffton, along with their new listings in the area. Additional exposure from mini-vacation offers, special island events, and community sponsorships help attract new customers to your property. And don't forget that thousands of potential buyers walk through DMG's five highly visible sales offices each year, where they are staffed daily and open seven days a week.

Membership in Leading Real Estate Companies of the World, the nation's largest network of independent real estate brokers with more than 5,500 offices in 38 countries, adds depth to DMG's marketing efforts as does its invaluable Multiple Listing Service membership which provides access to more than 1,000 local Realtors.

Consider these 2009 year-end numbers, which represent sales throughout Southern Beaufort County, including Hilton Head, Bluffton, and Daufuskie Island. DMG once again sold more resale properties in Palmetto Dunes, Leamington and Shelter Cove than its top five competitors combined! And in Palmetto Hall Plantation, DMG continued to dominate, selling more properties in this community than any other real estate company. Dunes Marketing Group was also the number one villa sales company in Southern Beaufort County with 50 million dollars in volume! "All told, we had a great sales year in 2009 with more than three hundred transactions and over 100 million dollars in real estate sales!" said Baldwin.

Trust & Commitment

While these numbers and statistics are great for those who may be selling a house, a buyer is also looking for all of this and more. Each year, Hilton Head Island welcomes over two million visitors to its sandy, sun-kissed beaches where hundreds decide to make a permanent move after spending just a few weeks in our tropical paradise. A real estate agent is oftentimes the first person a newcomer to the area comes into contact with, and those first impressions can last a lifetime. Was the agent helpful with information about local schools? Did he/she assist in getting electric, cable and phone setup? Did he/she share information about local events, favorite restaurants and shops? Many of the agents at Dunes Marketing Group have been with the company and have lived on the island for over 20 years. Who better to show you around and help you "settle in"?

In addition to their recognized seniority on the island, one of the things that makes Dunes Marketing Group special is their commitment to and support of our local community. The company has been a corporate sponsor of HarbourFest and the Arts Center of Coastal Carolina for many years, and continuously supports and funds local charity events. With such involvement, it is easy to see their concern for making Hilton Head Island a better place for its residents-current and future!

For more information on our agents, listings and services, visit dunesmarketing.com.

Strategies for Success

PD Attracting Visitors with Savvy Marketing, Clear Messaging and Strong Branding

Whether you are a property owner or a vacation visitor, you know you have discovered something special here on Hilton Head Island. Maybe you stumbled upon it by accident-you came for a business conference or a golf tournament. Or perhaps a friend invited you here. Through word of mouth or media marketing, somehow you found this slice of paradise. What drew you over the bridge the first time? What brought you back? What enticed you to stay?

These are the questions Karen Kozemchak, director of marketing for Palmetto Dunes Oceanfront ResortTM, considers in making advertising and marketing decisions every day. It is her main mission to find out who comes here and why and to make sure each guest has an experience that exceeds all expectations.

Why you should care

Now that you're here, you may be wondering why you should care how the resort is marketed. Kozemchak explains: "Anything we do to enhance a visitor experience helps to enhance the long-term potential customer for residential living. Everything we do supports the property values for people who live here now and people who will live here in the future. It's all part of the cycle."

Kozemchak also pointed out advantages for homeowners who participate in the rental program. "If your home or villa is rented through our system, we are able to provide preferred rates [on amenities such as golf, tennis, canoe rentals, kayaking, etc.] to both you and your guests. There is an advantage to being connected to the experience and the engine we have going," she said.

She also encourages residents and business owners to do their part in promoting the property. "We are all in the hospitality business," she said. "Everything that we do as a business or as individuals affects the perception and image of our property. If a customer has a bad experience with security, maintenance or even an individual store owner or shop representative, it affects the marketing investment we all have made."

The main message

While Palmetto Dunes has been providing guest experiences for the past 30 years, Kozemchak and her team work constantly to improve upon it. Over the past three years, the resort has shifted its brand development and developed key messages about what it stands for. "We're a resort that has more amenities and more activities than any other resort in the Southeast," said Kozemchak, citing their "Play More. Do More. Get More." ad campaign. "We have a built-in nucleus of activities within our resort. People can come here, park the car, and not have to drive all week long," she said, referring to the close proximity of amenities and free Dunes Buggy transportation. "Look at the levels of rankings and the montage of awards that helps substantiate the experience visitors are going to get. We are a different kind of experience than they can get anywhere else."

Getting the word out

In today's world of lightning speed communications, advanced data collection and sophisticated tracking methods, the resort has shifted toward electronic marketing with a more targeted focus. "In the past, a lot of the marketing was focused in the market. If people were coming, we were only talking to them after they got here. Now, we've made a huge shift to out of market. It's really appropriate, especially the way the times are right now," she explained. "As we look at our database to see where people are coming from, we've seen great success out of targeted ads and public relations efforts in cities and states from Maine down to Florida-everything east of the Mississippi," she said. Surprisingly, the resort is also seeing more customers from the Midwestern and western states, including Texas and California.

According to Kozemchak, the resort's Web site has been a huge component in marketing its brand. In 2008, E-site Marketing, a global Internet marketing company providing strategic e-business solutions to the hospitality industry, redesigned the Palmetto Dunes Web site and promptly won the prestigious Silver Adrian Award, which annually attracts over 1,800 entries from 52 countries around the world.

Since the launch of the freshly renovated design, Palmetto Dunes has increased Web site traffic by 37 percent, due in large part to both the new design and strategic search engine optimization. The site now receives an average of 40,000 visits per month and is growing.

Specially-geared promotions featuring golf, tennis, romance and seasonal resort packages are now part of the resort's most successful online marketing techniques. The resort also e-mails special e-Blast promotions to thousands of repeat visitors and prospective guests each month, keeping them abreast of the latest offers at Palmetto Dunes.

Recent Web site enhancements include live web cams featuring the Robert Trent Jones Golf Course and The Dunes House; special sections featuring expanded infor-mation about The Dunes House, Shelter Cove Marina, Palmetto Dunes Outfitters and special events catering services; online reservation request forms, social bookmarking tags and e-scrapbooking, which provides visitors an opportunity to share their own vacation photos, videos and memories online.

Visitors to the Web site can opt in to receive more information on specific areas of interest as well as find out about events and special offers throughout the year. For example, Palmetto Dunes is currently offering 10-30 percent off on vacation packages through the month of August, 2010. As an incentive for early booking, the resort is adding a $50-$100 resort gift card.

"We're looking toward solutions for a single itinerary, where visitors can arrange everything online," said Kozemchak. (Currently, visitors can book accommodations and golf online after which a vacation planner assists with other bookings.)

Beyond the Web, Palmetto Dunes is reaching targeted markets through major city publications as well as national magazines such as Southern Living and Oprah. This spring, they will be running an insert in 16 different major market newspapers which will reach some 35 million readers to help promote Hilton Head Island as a family vacation destination. Included is a Palmetto Dunes Oceanfront Resort trip giveaway. "We're very open-minded and aggressive, but we do it with the notion that we are going to generate leads," explained Kozemchak.

Focus on communication

But a lead is only as good as the follow-up, and that's where Palmetto Dunes is concentrating a great deal of effort. "We are focused on building good relationships and good communications with our customers," said Kozemchak, touting the rapidly expanding database. For people who have opted in, requesting information about Palmetto Dunes, we try to be very targeted with communications that are specific to their interests."

However, communication doesn't stop at the promotional level. "From the time some-body calls for information or to make a reserva-tion, there are touch points of communication. We provide concierge services before, during and after their visit," said Kozemchak. "It's a full circle commitment."

Customers who visit Palmetto Dunes amenities while staying elsewhere are also invited to join the inner sanctum. "A lot of visitors to the resort may not be staying at our rentals," said Kozemchak, citing the importance of on-the-ground touch points such as the golf shops, the General Store, the Outfitters Center, tennis center and restaurants. "If they are playing with us and not staying with us, they may sign up for the hole-in-one contest or register to win one of our vacation giveaways, which, again, helps expand our database," Kozemchak explained. "This is not to harass anyone," she said. "If you are interested, we can help you get more information. And you can always unsubscribe."

The bottom line

If you think marketing is just a matter of sprinkling a few strategic advertisements here and there or building a fancy Web site, think again. "Marketing is everything you do to deliver a piece of business," said Kozemchak. "Our investment in marketing is not just advertising. It's delivering the whole experience and delivering it well."

For all the high-tech tools and tracking devices, according to Kozemchak, the best measure of success is customer satisfaction. "We are incredibly committed to making sure we provide a great service experience to the guest. "People will cherish experiences and memories a lot longer than they will a material possession," said Kozemchak. "That's something that is very important to us."

Palmetto Dunes Property Owners Association Reports on Improvements

The process of maintaining and enhancing Palmetto Dunes as a premier resort is an unending one. During the last 18 months, Palmetto Dunes Oceanfront Resort has seen numerous improvements come to fruition. This is due to a combination of the Palmetto Dunes Property Owners Association's dedicated land planning committee overseeing improvement projects and the hard work done by its general manager and infrastructure committee on repair and replacement functions. Following is a summary of completed and ongoing improvements:

Bridges and Roads

One of the first important (but less visible) projects was to ensure that our many bridges remain safe and serviceable. To this end, wooden pilings were "wrapped," thus extending their lifespan for up to 25 more years. Bridge wing walls, bulkheads, and abutment flumes were also provided to preserve our bridges along with bridge rails and lighting for safety.

Electrical work has been completed, especially along Queens Folly Road, to improve safety and availability of power. Of course, the roads have all been repaired and repaved. Safety requirements, such as street markings and some additional traffic signs, have been accomplished as well as replacement of the north gate guard house.

In an effort to alleviate traffic congestion, especially during the busy visitor season, Queens Folly Rd. will be widened as it approaches the circle to allow for two lanes.

Leisure and beach paths

Leisure pathways have been repaired and constructed along major roads, including Queens Folly, Mooring Buoy, Sea Lane, St. George, and most recently, Ocean Lane. These pathways provide more safety for pedestrians and cyclists as they enjoy the resort.

One of the more utilitarian improvements has been to maintain and repair the 16 beach access paths and crossovers. Three have been completed to date with plans to continue with others over time. The actual beach access crossovers now make it much easier to take bikes, strollers and wheeled carriers to the beach. You may have also noted repair of other access paths for flood prevention and safety improvements.

Signage and beautification

A very noticeable improvement has been the repair, replacement, and removal of many of the signs that you encounter every day. The design and image sub-committee was charged with identifying current signs that could be removed and with achieving a consistent appearance of the remaining signs. (Over the past 30 years, there has been very little signage uniformity.) Their process began by grouping signs into traffic, safety, and informational categories. Where possible, signs were either replaced or removed within each category to add function and beauty. The main entrance to Palmetto Dunes was updated with this in mind.

Street signs were replaced with "bladed" signs and reflective letters, making navigation easier, especially at night. Additionally, informational signs were moved from the circle to the area approaching the split to more clearly direct traffic to the correct lane.

The continued landscaping improvements along all accesses to Palmetto Dunes also bear mentioning. As always, the Palmetto Dunes Property Owners Association continues to work on keeping Palmetto Dunes a superior residential resort community.

Dick Waterman is a PDPOA board member.
